Some of these are very time consuming with no guarantee of success.  If you prefer other professionals to do the initial work on your behalf then the following may be of interest.

There are lots of property companies who will supply properties which are ready for tenanted occupation. Many of these will also provide a fully managed tenant service along with building maintenance.

This means that all you have to do is buy the property and they do the rest.

The property will be fully refurbished (if required) and ready to accept tenants.

Your managing agents will:

  • Interview and vet prospective tenants
  • Show tenants around the property
  • Arrange Assured Shorthold Tenancy (AST) Agreements
  • Collect rent and any necessary arrears
  • Deal with any property maintenance issues
  • Pay you the rent each month

This leaves you more time on your hands to enjoy your growing income without un-necessary property related complications.

We have spent a number of years dealing with such companies and their clients. Our preference is to buy property which is currently owner occupied. This generally means it is in a residential area and you will then be able to sell the property back into the owner occupied market for the best price.
